Common AC Problems and How to Fix Them

In a Dubai summer an air conditioner that stops cooling is more than an inconvenience. Most AC faults fall into a handful of familiar patterns, and a few of them you can safely check yourself.

The AC is on but the room will not cool

Start with the simple causes: check the temperature setting and mode, make sure windows and balcony doors are closed, and look at the air filter. A clogged filter restricts airflow and is the most common reason for weak cooling. Wash or replace it as the manual describes.

If the filter is clean and the air is still weak or warm, other causes include a dirty evaporator or condenser coil, a failing fan motor or capacitor, or low refrigerant. An AC does not use up refrigerant like fuel. If it is low, there is a leak that needs to be found and repaired rather than simply topped up.

Water dripping inside the room

Air conditioners remove moisture from the air and send it away through a drain line. In humid Dubai conditions there can be a lot of it. If water drips from an indoor unit, the usual causes are a blocked or sagging drain pipe, a dirty filter or coil that has caused the coil to freeze and then thaw, or a unit that is not level. Switch the unit off if water is running onto furniture or near sockets.

Ice on the unit or on the pipes

Ice means the coil is getting too cold, typically because of restricted airflow or low refrigerant. Turn the AC off and let it thaw fully, then clean the filter before restarting. If ice returns, a technician should check the system rather than leaving it to run, as repeated freezing can strain the compressor.

Bad smells

A musty smell usually comes from moisture, dust and bacteria on the filter, coil or inside the drain tray. Cleaning the filter helps, but a deeper service may be needed if the smell comes back. A burning smell is different: switch the unit off and have it checked.

Unusual noises

  • Rattling or buzzing: loose panels, a loose fan blade or a failing capacitor.
  • Squealing or grinding: worn fan or motor bearings. Stop using the unit if the noise is harsh.
  • Clicking at startup that repeats: an electrical component such as a relay or contactor may be failing.
  • Hissing or bubbling: can indicate a refrigerant leak.

The AC switches on and off constantly

Short cycling can come from a dirty outdoor unit that cannot release heat, a thermostat problem, an oversized unit, or electrical faults. In Dubai heat, an outdoor unit in direct sun or packed with dust has to work much harder. Check that nothing blocks the airflow around it.

What not to do yourself

Cleaning filters and clearing leaves or debris from around the outdoor unit are fine for any owner. Refrigerant handling, electrical repairs, compressor work and opening sealed parts should be left to a qualified technician. They involve pressurised gas, high-voltage components and the risk of damaging an expensive part.

A quick checklist before you call

  1. Check the settings, remote batteries and circuit breaker.
  2. Clean or replace the filter.
  3. Clear the area around the outdoor unit.
  4. Note any error code, noise, smell or leak and when it started.

If the problem remains, our AC repair service covers split, ducted, cassette, window and chiller units. To avoid many of these faults in the first place, read AC maintenance tips for Dubai summers.
